Is my pet welcome at The Bow?

Good news - your pets are welcome at The Bow. Please keep in mind that pet owners are responsible for any damage caused by their pet/animal and will be invoiced accordingly. All applicable by-laws must also be adhered to.

What are the smoking and cannabis-use rules?

The Bow is smoke free. If you require the use of cannabis due to medical reasons you must provide medical confirmation in writing and obtain consent from the Resident Manager. In addition you must purchase and use a smoke eaters filter.

How long is my lease contract at The Bow?

As per the standard lease contract timeline - your lease contract is for 12 months. After 12 months, leases automatically become a month-to-month lease with a 60-day calendar notice required to terminate the month-to-month lease (as per the Landlord and Tenant Board laws and regulations). A notice to terminate at the end of your 12-month lease is still legally required at 60-day calendar notice prior to the end date of your 12-month lease. This legal requirement of 60-days notice due on the 1st of the month of the 60-day notice is also required for month-to-month leases.

How do I terminate my lease?

As per the Residential Tenancies Act, all leaseholders on the lease must provide 60-day calendar written notice to vacate. If you wish to terminate before the end of your 12-month contract, you must complete an assignment of your suite.

What’s included with my rental fees?

Parking and heat are included in your monthly rent. Personal hydro and water are not included and are provided by Wyse Meter Solutions.

What’s involved with the leasing application process?

We’ve created an easy 7-step process to take you from love-at-first apartment-sight to pack- your-bags-you’re-moving-in. Once you’ve submitted your leasing application, we require:

Proof of Income: Verify through pay stubs, new employment contract within the last 45 days, or notice of assessment.
Last month’s rental deposit: A certified cheque or money order for the determined amount is required.
Photo ID: Let’s get to know each other better. Passport or Driver’s License required.
References: We want to hear the good stuff about you! 2 personal, non-family references and one credit reference is what we’re looking for.
Credit Check: We’ll run a quick credit check to make sure we’re a great fit for each other.
Processing: We’ll just need 48 hours or so to get everything set up before we put you in touch with our Resident Manager to get move-in details established.
Renter’s Insurance: Prior to moving in (and annually), we need to verify that you hold renter’s insurance for your selected rental unit.

How do I apply for an apartment at The Bow?

We’ve made the rental process as smooth and sleek as our luxury apartment suites. Simply schedule your tour, either virtually or on-site with one of our leasing agents - after which we’ll set you up with our leasing application via email.

Is parking included at The Bow?

One parking spot is included in your monthly rent. Parking is designated based on the suite type.

A second parking spot is $100/month.

Is there visitor parking?

With The Bow being located downtown Kitchener, parking is very limited so there is no visitor parking.
